One of the places that you can still buy land that is not in a flood zone and is still under $5,000 is Interlachen, Florida. The town is centrally located in northeast Florida within a commute of 45 to 75 minutes to Jacksonville, St. Augustine, Ocala, Lake City, and Gainesville.
Like everywhere, you need to be careful about what you buy when you buy land in Interlachen by checking out the zoning rules to determine if the land is suitable for your desired use. Those parcels of land that are priced under $5,000 might not be buildable because the parcel of land is not large enough.
Most parcels of land priced under $5,000 are under .25 acre (1/4 acre), and you will probably need at least a .43 acre parcel to build. In Interlachen, most parcels priced under $5,000 are in Interlachen Lake Estates, not in the City of Interlachen. In Interlachen Lake Estates, you will probably need at least 1/3 to 1/2 acre to build upon because you will need a well and a septic tank, unlike in the City of Interlachen where you will probably be connected to city water and not need the well.
These are just some of the issues you will need to check on before you buy. You don’t want to buy, then find out that the land you purchased is not suitable for building.
I know a lot about Interlachen, because I have lived there and I have sold a lot of land there. Back in 2004 – 2005, I also invested in properties there.
